     If you haven't owned a home within the last 3 years or are a First Time Buyer, the $8,000 Tax Credit maybe able to help you in buying home.  It only lasts till April 30, 2010.

     The tax credit has been expanded to up to $6,500 tax credit to current homeowners who qualify who are looking to purchase a new or existing home by April 30, 2010.

A Few Tips When Buying or Selling:

1.)  Choose one Realtor and stick with that Realtor.  She/He can show you any home in the area no matter who it is listed by.  If you see a property in another area, your Realtor can refer you to an agent in that area who can help you. 

2.)  When buying a home and working with a Realtor, if you see a home or property you are interested in that is not listed by a Realtor but by the owner, give the contact information and address to your Realtor and let them make the first contact with the owner.  The Realtor will be able to make sure the paperwork is done correctly and will also know what the true worth of the home will be.

3.)  When selling your house or property, don't look to overprice your listing thinking that a buyer will see it and offer a lower price.  Overpriced listings are simply skipped over.  The buyer is looking for the best deal.  

4.)  When selling your home, be realistic about the price.  Sometimes this might be a hard thing to do if you are upside down in your mortgage or if you have sentimental value attached with your home, but for it to sell, you have to have it priced right.

5.)  When buying a home one of the first things you will want to do is see what kind of loan you qualify for and make sure you are able to have all the money down you will need.  There is nothing worse for you and your Realtor to find your dream home and then be unable to obtain financing.  If you find out how much you qualify for in the beginning, your Realtor can find you the home you want in a price range that is right for you.
